There are a few key things you can do once you’ve decided to put your home up for sale. Some of these are quite simple but they will go a long way when it comes to efficiently finding a buyer. Remember, when a potential buyer walks in to your home, it is important for them to envision themselves living there.
Here are some tips that will increase your chances of getting an offer sooner, rather than later.
- Find a real estate agent that you can trust, and that will be honest with you. Let them help you find the correct listing price that is realistic in your current market. Of course, you want to get the most out of the sale but overpricing your home will just make it sit on the market for too long and appear unattractive. It is much better to price it right the first time, than to decide to lower your price months or even years later...
- Fix the access road. This point is crucial when listing in Costa Rica. You want to make sure a buyer feels comfortable as he approaches the property.
- First impressions are important. Keep the yard and landscaping well maintained, remove any junk from the garden. Make sure the exterior paint is looking good! Power wash if necessary.
- Give your house a deep clean and de-clutter. This is important for the pictures and all showings. When a house is clean and clutter free, the potential buyers can focus on the home without any distractions. Plus, the house will seem larger and more comfortable to live in. Think clean closets and empty corners!
- Give interior walls a fresh coat of paint if needed. Paint is an affordable way to make a big difference and create a good impression. If there are any brightly colored walls (think blue, pink, yellow) it is important that you paint them in neutral colors to create a brighter and cleaner feel.
- Stage the house. You want it to feel cozy, stylish and lived in. Less is more. Fresh flowers and plants are always good. A great trick is to depersonalize it a little by removing family photos and personal items from the living areas.
- Make sure everything is working well. It’s important that all faucets, lights fixtures, hinges and sliding doors are working impeccably. If you need to get the handyman over, do it.
- Once you are ready, it is important to get high quality, professional photos of the home or property.
- Once showings are scheduled, make sure your dogs and kids aren’t running around the house. You want the primary focus to be on the house and the atomosphere to be peaceful and serene.
