As the high season kicks off, we thought we would publish some quick tips for sellers. (And tips for buyers to follow) If you have your home listed or are considering putting your property on the market, there are some simple pointers that will go a long way to help you get your place sold as efficiently as possible.
- Be realistic on price, don't be emotional when setting your price. Work with an agent that is an expert in your area and knows your market well. Remember you want to get your highest price but keep that pricing attractive and reflective of the actual, recent market comparables.
- Depersonalize your house for showings. If a buyer can envision themselves in the space, it will help sell it.
- Freshen up all paint, decks and general appearence.
- Fix the access road.
- Declutter the house and all outdoor areas.
- Keep up landscaping and keeps views unobstructed.
- Keep spaces ventilated and eliminate any bad odors.
- Make sure all light fixtures are working properly.
- Make sure the house is clean, decluttered and staged for every showing.
