Mid-2025 Market Update & Current Listings
It is a good time to reconsider investing in the region if you have given it some thought previously. The influx of real estate traffic during COVID peaked in early 2022, and the Santa Teresa market quikly cooled. By mid-2022, you could feel the momentum slowing, and for the next two years, you witnessed sales volume decreasing, buyer interest decreasing, and listing prices slowly dropping. The market became almost stagnant to the point that, in general, you were seeing downward price adjustments in most property types and still few transactions.
This is now a thing of the past. In late 2024 to early 2025, we started to see some positive signs of market reactivation. Sales activity started to increase steadily and we began to see positive signs of new momentum returning to the market. And most notably, buyer and seller expectations began to align again. Sellers accepted that there was growing inventory, and buyers had lots to choose from.
All types of homes are moving - buyers are back! - and they are buying!! Land sales are still a little quiet, and the market still has many lots needing price adjustments to attract buyers. For the time being, the most favourable market opportunities are in move-in-ready homes, turnkey purchases, and price-conscious homes located near the beach!
